Terms & Conditions of Rental

  1. A booking is only effected by the owners receiving a completed Booking Form together with the appropriate deposit.
  1. Cancellation is by the terms set out at the time of your booking. Deposits and full payments are non refundable. Supporting letters of payments will be supplied for insurance claims. We advise adequate insurance to cover all eventualities regarding your booking.
  1. Rentals are for holiday home use only, the property cannot be sub let or used for business purposes. Rentals are from Saturday to Saturday (or as mentioned in the Booking Contract) and commence from 3.00 pm on the day of arrival and terminate at 10.00 am on the day of departure.
  1. The person booking the holiday and completing the booking form agrees to the terms and conditions on behalf of all persons specified on the booking form and agrees to take responsibility for the party occupying the holiday home.
  1. The client agrees to leave the property in a clean and tidy condition, and to pay for all breakages, losses, damage and items missing from the holiday home.
  1. An excess cleaning charge may be applied if the property is not left in a clean and tidy state. A Damage Deposit of £150 deposit is charged with each booking. This is designed to cover any losses, breakages/damage or cleaning. The full Damage Deposit, or the amount less any deductions for replacements/specialist cleaning/repairs, will be returned after the rental has finished and the inventory checked as in the Booking Contract.
  1. Clients personal belongings, vehicles and their con tents are at owners risk at all times and the proprietors do not accept any liability for accidents and injuries incurred during the client’s occupation of the premises.
  1. Children must be supervised at all times in all areas and extra care taken in the garden due to raised steps and shrubs. Under no circumstances must children cross the boundary walls/fences. We accept no liability for any accidents or injuries incurred whilst in the property or the grounds.
  1. Smoking within the holiday home and its outbuildings is not permitted at any time. If you smoke in the garden you must safely and cleanly dispose of extinguished cigarette ends in the supplied vessel (not in the garden please). Your full damage deposit will be forfeited to allow for professional cleaning if tobacco/smoke odors are detected in the mentioned places.
  1. Disposable barbecues must be fully extinguished with water after use, not allowed to burn out or put into waste bins after use. The drum barbecue should be allowed to burn out with the lid down and cleaned afterwards.
  1. Animals are forbidden on the premises or grounds with exception to Guide Dogs and Hearing Dogs.
  1. The proprietors reserve the right to refuse acceptance or to terminate the rental of any person or persons whose conduct is unreasonable, we ask you to behave appropriately, not to cause a nuisance or be excessively noisy in the holiday home, its grounds or vicinity, not to cause offense or disturb local residents and neighbours. If there is a breach of the contract we have the right to gain entry to the holiday home and ask the guest and their party to leave.
  1.  Under no circumstances may more than the maximum number of persons, as stated on the booking agreement, occupy the holiday home except by prior written agreement of the proprietors. Only those specified on the booking form can occupy the holiday home. Laundry charges will be deducted from the Damage Deposit for excess use of beds according to occupancy stated at the time of booking. e.g. two person occupancy is a maximum two beds to be used.
  1. Towels which are hired should not be taken away from the property to use on the beach.
  1. Left items/luggage, we now require pre-payment of postage and packaging costs before items are returned. Any items left behind and not claimed will be donated to charity.
  1. The person making the booking is responsible for the keys to the property. The keys should remain in the key safe and not taken off site whilst you are out of the property. Lost keys will come under the Damage Deposit and costs for replacement locks will be deducted from the deposit.
  1.  If for any reason beyond the owners control the property is not available (fire/ flood/ loss of utilities) all rent and charges paid in advance will be refunded in full.
  1. The owners reserve the right to cancel the booking at anytime and refund any deposit/payments.
