Terms & Conditions

Contract

The person whose name is on the booking (known as the “responsible Person”) agrees to take full responsibility for ensuring the following terms and conditions are adhered to by all members of the party. The responsible person must be at least 18 years of age and must personally stay at the cottage throughout the holiday.

Terms

The prices quoted include the provision of towels and bed linen and includes an “end of stay” clean.

Bookings and Payment

Provisional bookings can be made by completing the booking form on the website or by telephone or email. Bookings are confirmed on receipt of the deposit payable within three days of the provisional booking. The balance of the payment must be made not less than 28 days before arrival.

Bookings are confirmed on receipt of the booking form and the deposit of 30% of the total holiday cost. If your balance payment is not received before 28 days prior to your arrival we will assume you wish to cancel.

Bookings made within 28 days of arrival are due in full.

No entry to the cottage will be allowed without payment in full being cleared in advance.

Arrivals / Departure

Arrival is from 4.00pm on the day of arrival and departure is before 10.00am on the day of departure. If you wish to have an earlier arrival this may be possible. Please contact the Owner by telephone at least three days before arrival.

Cancellation by you

Cancellations must be immediately notified by e-mail.

Refund policy

  • 14 days or less – No refund due.
  • 15 to 28 days – 50% of the total accommodation cost.
  • 29 days or more – no requirement to pay the balance but the initial deposit will be retained. If you wish to re-book an alternative date at the same time you cancel the deposit will be reused.
Occupancy

The Cottage is for a maximum of two people and this must not be exceeded. Only the persons declared on the booking form should reside in the property.

The Cottage must not be sublet.

We also reserve the right to refuse entry to the cottage to any person(s) who in our opinion are not suitable to take charge. In addition, in our opinion any unreasonable behaviour or damage to the property during the stay will not be tolerated and the contract may be terminated.

Failure to adhere to these conditions could result in being asked to leave and no refund will be due.

Right of Entry

As the owner, we shall be allowed reasonable right of entry to the property at reasonable times to undertake inspections and or any necessary repairs and maintenance.

Terms of use

Guests are requested to remove outdoor footwear when entering the cottage.

Upon departure, guests are requested to leave the cottage in a clean and tidy condition. All rubbish must be placed in the bin liners provided and put in the outside bin labelled 1 Garden Mews. Used towels to be placed on the bathroom floor (not in the shower). All used kitchen items should be washed up prior to departure. We reserve the right to make an additional charge of £40 for additional cleaning if the cottage is not left in a satisfactory condition.

Damages and Breakages

Guests will ensure the property and all fixtures and fittings both within and on the property are retained in a like state of repair as they were on arrival. Guests will be asked to make good any breakages, damage or loss that may occur during their stay.

Pets

Hidden Gem is not suitable for Dogs so no Dogs or any other Pets are allowed.

Vehicles

Your vehicles and their contents and accessories are left entirely at your risk. We will not be responsible for any loss or damage to your vehicle during your stay.

Smoking Policy

We are strictly a no smoking establishment inside the property. Any guest found smoking inside the property will be asked to leave immediately and this could result in an additional charge for extra cleaning. In addition, the use of candles is prohibited inside the property.

Liability

As far as the law allows, the owner of Hidden Gem holiday cottage shall not be liable to you or your party for any loss, damage or injury to you or any of your party as a consequence of this agreement. You are strongly recommended to take out appropriate insurance for your holiday.

Accuracy

This website is as accurate as possible but cannot be warranted. Whilst every effort is made to ensure the accuracy of descriptions, images, facilities and services, we reserve the right to alter or improve any of these without notice.

Force Majeure

If for any reason we have to cancel your holiday due to circumstances beyond our control you will be refunded the total cost of your booking. If part of your holiday is terminated then you will be refunded on a pro-rata basis. This is the full extend of our liability, no further costs or expenses will be payable.

Problems and Complaints

We take great care at Hidden Gem to ensure our guests have an enjoyable stay. However, if you have cause for complaint or have a problem it is essential we are given the opportunity to resolve the matter by contacting us by telephone in a timely manner.

We cannot accept responsibility for any problems if you fail to notify us of any issues or claims during your stay.

Most problems are quickly and easily resolved if we are given the opportunity.

General

In the event that any one of our individual terms or clauses stated in these terms and conditions are not permissible by law, then the remainder of the agreement shall remain valid. For more information and enquiries relating to these terms and conditions,
